We welcome you to Persimmon Lodge and hope your stay as our guest is an enjoyable experience. To ensure your enjoyment, and to ensure the enjoyment of those guests who come after you, you must agree to and abide by the terms and conditions we have established for our guests. By reserving a cabin at Persimmon Lodge, you are representing that you have read the this Rental Agreement, Terms and Conditions ("Agreement") and are knowingly and voluntarily agreeing to the terms and conditions herein and as stated.
WARNING - Please be aware that these cabins are in the woods near a lake and there are many insects, including ticks, water bugs, wasps and mosquitoes in the area. There are also native animals that you shouldn’t be friendly with such as squirrels, chipmunks, raccoons, deer, coyotes and snakes. If you leave food outside, animals will come, so please keep all food items inside. There is no hunting permitted on the Persimmon Lodge property.
WARNING - Because of the rural and natural setting of Persimmon Lodge, the grounds contain grass, sticks and combustible material. As a result, outside burning, fires or fireworks are prohibited except in the fire pit provided, and each guest is required to use good judgment as to the use of the fire pit during periods of dry weather. Please do not move the fire pit without the permission of management.
Occupancy. Persimmon Lodge is an adults-oriented facility. No excessive noise is permitted an quiet time is 10 p.m. CST. Children are welcome with prior approval of management so that incompatible guest activities can be avoided. Only registered guests may stay overnight. Any other person on the property is the sole responsibility of the registered guest. The number of people staying at the cabin shall not exceed the total listed in your reservation request. The maximum cabin occupancy for Hawk's Haven is 4 and Eagle's Nest is 6 unless specifically agreed in writing by an authorized representative of Persimmon Lodge. A fee of $75.00 per person per day shall automatically be charged to your account if the agreed to occupancy is exceeded. No outside guests permitted and ABSOLUTELY no large parties absent written approval by an authorized representative of Persimmon Lodge, As our accommodations are not suitable for children or pets, you must be 18 years of age or older to rent a cabin at Persimmon Lodge.
Pet Policy. No pets are allowed on the premises of Persimmon Lodge except for service dogs or unless approved by management in writing and in advance. A minimum $150.00 cleaning fee will be automatically charged to your account if evidence of pets in the cabin is noted. Additional damage fees may be assessed should actual damages be greater than $150.00.
No Smokings or Illegal Drugs or Activities. The State of Illinois does not permit smoking inside the cabins. A minimum $250 cleaning and odor removal fee will be automatically charged to your account for smoking in the cabin. Ashtrays and sand buckets are provided for your use OUTSIDE the cabin. Please do not throw cigarette butts in the drive or in the yard. Please use the receptacles provided. No illegal drugs or activities shall be brought or allowed upon the property at any time.
Rates. All published rates are subject to change without notice.
Deposit Required. At the time of reservation, a minimum deposit of one night’s lodging is required to secure your date(s) at Persimmon Lodge. This deposit may be by credit card or cash or as otherwise agreed upon by management.
Returned Checks. Persimmon Lodge will gladly accept your check for payment; however a valid credit card must be provided. There is a minimum $25.00 fee for all returned checks.
Check In/Check Out. Check in time is 3 p.m. Check out time is 11 a.m. Check in/out times must be confirmed in writing to a representative of Persimmon Lodge via telephone, text or email as we have a short time to get the cabins ready for the next guest. Prior to checking out, please make sure:
• all lights and appliances are turned off.
• all dishes are washed.
• all windows and doors are locked.
• all water has been shut off and drained.
• the thermostat has been returned to the original Check-In setting.
• trash has been disposed of in the proper containers.
Any failure to follow Check-Out procedures will result in a fee of $60 being automatically charged to your account.
Whirlpool Tubs. You are responsible for keeping the whirlpool tubs in good condition during your stay. You must be clean before getting into the whirlpool tub. No oils, soaps or bubble bath can be used in the whirlpool tub. If you misuse the whirlpool tub, a minimum $250.00 cleaning and service fee will be automatically charged to your account.
Septic System Limitations. Persimmon Lodge is on a septic system and it will clog up if improperly utilized or improper materials are flushed. Please do not flush anything other than toilet paper. Any plumbing fees incurred as a result of a violation of this rule will be automatically charged to your account.
Cancellations. In the event of cancellation please call, text or email a representative of Persimmon Lodge as soon as possible. Cancellations will be refunded in full up to 21 days prior to check-in date. If your cancellation is less than 21 days prior to your arrival, a full refund will be provided if the cabin is rented on the dates you reserved, however you will be assessed a full rate if the cabin in not rented or your cancellation is not received. Rebooking your date is a possibility if done so within three (3) months. There will be no refunds due to inclement weather.
Cleaning. You are responsible for the following cleaning tasks:
• Washing and storing all dishes you use during your stay including the coffee pot and microwave. You may leave dishes in the dishwasher if they are clean.
• Taking out all trash and securing the trash lid tightly so that the native animals do not gain access as this could cause injury to the animals.
• Wiping down the counter, table and stove and rinsing out the sink.
• Immediately cleaning any spill on the floor, carpet, or furniture.
• Placing all dirty towels in the hamper or whirlpool tub upon check out.
• You do not need to strip the beds or wash the sheets and towels
• You will be charged a minimum $75.00 cleaning fee if the cabin is left in disarray and dirty.
Additional housekeeping is available upon request for an additional fee. Please contact management for more information.
Laundry Facilities. Laundry facilities and detergent is available in each cabin for our guests. Please do not wash any of the bed linens or any items that are not appropriate for residential laundry equipment.
Guest's Responsibility for Occupants, Stolen or Damaged Items. You are responsible for all items in the cabin and on the grounds of Persimmon Lodge. This includes but is not limited to any items that are damaged or stolen during your stay. You are responsible for any damages caused by you, your guests or other occupants of the cabin during your stay. Persimmon Lodge is not responsible for lost, stolen, or damaged personal contents of guests at the cabin.
Waiver of Liability. You agree that neither Persimmon Lodge nor its owners or agents shall be responsible for the actions of you or your guests during your stay at Persimmon Lodge, and that should legal action be necessary, you will pay the reasonable costs, attorney's fees and expenses of Persimmon Lodge.
